The first option is to sell your property directly to us, with no intermediaries and no commission. For this type of purchase, IMO2 will use its own funds, or the funds of silent financial partners who will join the transaction during the building purchase process. Whatever type of building or plex you wish to sell, we can buy it as is. We already own some 30 rental properties, therefore we can move quickly as we are familiar with the entire purchasing process.
Option 2
Sell us your building and earn a return on your sale.
The second option is to sell your property directly to us, without an intermediary and still without commission, but with you financing the down payment. This strategy, commonly referred to as "balance of sale" or "seller take-back mortgage", allows you to earn an interest return guaranteed by the property or the company acquiring it.
This strategy also comes with several tax advantages, including a progressive deferral of tax payable (capital gain) that can be implemented for up to five years following the sale of the property. Rather than letting your money sit in the bank and earn a minimal, unguaranteed return, why not invest in a building you already know inside and out?
Option 3
Sell us your building and
remain a 100% silent partner.

The third option is to sell your building directly to us, without an intermediary and once again without commission, while financing the down payment AND retaining 50% of the shares in your building as a 100% passive partner. This option is perfect if you want to sell your building but continue to earn an attractive return by retaining shares for yourself, your children or a family member.
Team up with us
You will finance the down payment required to purchase the building, plus an amount equivalent to 5% of the transaction, on which you will earn an interest return guaranteed by the building and/or the company acquiring it (refer to Option 2 for details on the balance of sale). In return, you will remain a passive partner with 50% of the building shares.
